Moving to Pembroke Pines, Florida: A 2026 Relocation and Neighborhood Guide

Current housing data, parks, schools, commuting and shopping — plus the questions that actually decide whether a specific address fits your life.

Pembroke Pines gives South Florida buyers a broad mix of single-family homes, townhomes and condos, along with major retail corridors, parks and access to Broward County employment centers. Buyers should compare individual communities carefully because prices, association rules, school assignments, transportation options and housing characteristics can vary significantly from one address to another.

Where Is Pembroke Pines?

Pembroke Pines is an incorporated city in Broward County, Florida. The U.S. Census Bureau's latest available estimate lists 176,714 residents as of July 1, 2025, compared with 171,178 counted in the 2020 Census. The city has approximately 32.7 square miles of land area.

For someone relocating to South Florida, one important feature of Pembroke Pines is its location within western Broward County. Rather than judging the city by its name alone, buyers should look at the exact location of a home within Pembroke Pines because the city extends across a large east-to-west area.

That can affect the roads you use, the stores and parks you visit, the assigned public schools and your everyday commute.

Here is the most important distinction to understand before looking at prices: these figures measure different things and should not be compared as equivalent prices.

Zillow typical home value (ZHVI)
$490,388
As of July 31, 2026 — 2.5% lower than one year earlier.
Realtor.com median listing price
$280,000
June 2026 Economic Research dataset — asking prices, not values.
Realtor.com median sold price
$499,950
June 2026 closed-sale metric, reported separately from list price.
Active listings
1,118 / 1,070
Realtor.com June 2026 vs. Zillow for-sale inventory July 31, 2026.
Market time
70 days / 45 days
Realtor.com median days on market vs. Zillow median time to pending.
Population & land area
176,714
July 1, 2025 Census estimate. About 32.7 square miles of land.
Why the numbers differ. Zillow's ZHVI estimates typical property values across the housing stock. Realtor.com's median listing price measures asking prices of homes marketed for sale. Realtor.com's live search page showed a median listing price near $300,000 when accessed on August 26, while its Economic Research market page reports $280,000 for June 2026 — the dated figure is used here rather than mixing reporting periods. A number can be accurate while still answering a different question.

What Types of Homes Can Buyers Find?

Current Realtor.com inventory includes single-family homes as well as condos and townhomes in and around Pembroke Pines. Zillow also tracks distinct neighborhoods and communities within the city, including Pembroke Falls, Century Village, Grand Palms, TownGate and others.

The price range can vary considerably between areas. Zillow's July 2026 ZHVI data, for example, showed different typical values for neighborhoods and ZIP codes within and around Pembroke Pines. That is another reason a citywide average should never be treated as the expected price of every home.

When comparing properties, look beyond the purchase price. For condos, townhomes and HOA communities, review maintenance fees, reserves, assessments, insurance responsibilities, rental restrictions, application requirements and association financial documents before committing to a purchase.

Transportation and Commuting

The Census Bureau reports that Pembroke Pines workers age 16 and older had a mean travel time to work of 30.4 minutes during 2020 to 2024. This is an overall statistical average and is not a prediction of how long your personal commute will take.

Broward County Transit serves parts of Pembroke Pines. Current Route 8, for example, connects the Pembroke Lakes Mall area with destinations farther east, and the county's transit system includes local fixed-route buses and community-shuttle connections.

For relocation buyers, I recommend testing your actual route during the time of day you expect to travel. A commute from western Pembroke Pines can feel very different from one beginning closer to the city's eastern side.

Parks, Recreation and Culture

Pembroke Pines operates a Recreation and Cultural Arts Department with parks, recreation programs, cultural activities and city events. Its department is based at the Charles F. Dodge City Center at 601 City Center Way.

The City Center is a master-planned mixed-use area near Pines Boulevard and Palm Avenue and includes the Charles F. Dodge City Center, Veterans Memorial and 9/11 Memorial.

Buyers who spend time outdoors should investigate the parks closest to each property rather than simply asking whether a community "has parks." Facilities, programs, dog rules and operating hours vary. The city's Recreation and Cultural Arts Department publishes current facility and closure information.

Shopping, Dining and Everyday Conveniences

Pembroke Pines has substantial commercial development concentrated especially along the Pines Boulevard corridor. The city's Planning and Economic Development information identifies Pembroke Lakes Regional Mall, the Shops at Pembroke Gardens, City Center, Westfork Plaza, Pembroke Commons and Pembroke Crossing among its retail centers.

Rather than relying on an online list of restaurants that can quickly become outdated, visit the commercial areas near the homes you are considering. Check where you would actually buy groceries, go to the pharmacy, exercise, eat out and handle routine errands. Those everyday trips often tell you more about how a location will work for you than a general city description.

Schools and School Assignments

Pembroke Pines properties fall within Broward County Public Schools attendance planning, but buyers should never assume an assigned school based solely on the city name or ZIP code.

BCPS instructs users to enter the exact home address and school year into its Find My School tool. The district explains that the locator identifies the assigned elementary, middle and high schools for that address. School boundaries are reviewed and can change.

Families interested in charter, magnet or other choice options should research those programs separately because choice enrollment and assigned-school enrollment are different processes. As a real estate professional, I do not rank schools or tell buyers which school is "best." I recommend reviewing official school information, visiting campuses when possible and deciding which educational options meet your own priorities.

Practical Advantages to Consider

Pembroke Pines offers buyers a large city with multiple residential communities, major retail development and municipal recreation services. Those features can give buyers more choices within one municipality.

Housing choice is also broad enough that two buyers searching in Pembroke Pines may be looking at completely different types of properties and price points. That makes comparison important. One buyer may prioritize a detached home and larger living space. Another may prefer a condo with fewer exterior-maintenance responsibilities. Another may be focused on proximity to a specific workplace or highway route.

There is no single Pembroke Pines experience that applies equally to every address.

Considerations Buyers Should Investigate

South Florida buyers should look carefully at ownership costs beyond the mortgage payment. For every property, investigate property taxes, homeowner or condo insurance, flood-zone information, HOA or condo fees, assessments, reserve funding, maintenance responsibilities and any restrictions that affect how you intend to use the home.

For condos in particular, financing eligibility can depend on the building and association, not simply on the buyer's personal loan qualifications. Also visit the immediate area at more than one time of day. Observe traffic, noise, parking, road access and the distance to the places that matter most to you.

Questions to Ask During Your Pembroke Pines Home Tour

  1. 01How does this exact location work with my normal commute?
  2. 02What are the total monthly housing expenses beyond principal and interest?
  3. 03Is there an HOA or condo association, and what does the fee cover?
  4. 04Are there current or proposed special assessments?
  5. 05What insurance information should I obtain before the inspection period ends?
  6. 06Which public schools does BCPS currently assign to this exact address?
  7. 07Are rental, vehicle, pet or renovation restrictions important to me?
  8. 08How close are the groceries, medical care, recreation and services I use regularly?

Those questions are more useful than trying to decide whether an entire city is simply "good" or "bad."
